# Airbnb vs. Long-Term Rental: Which Works Best in San Diego?

We get this question constantly. Someone&#8217;s relocating for a year, or they&#8217;ve got a property they&#8217;re not sure what to do with, and it always comes down to the same thing: Airbnb it, or find a long-term tenant?
&nbsp;

The Pros of Short-Term Rental

Higher earning potential, especially in coastal or high-demand spots
You can still use the property yourself when it&#8217;s not booked
More flexibility to adjust pricing with demand

 
The Cons of Short-Term Rental
The income numbers you see online are all over the place. Some sources put average San Diego host revenue around $39K to $47K a year. Others show $57K to $67K. The gap comes down to location and how well the listing is managed.
Here&#8217;s the part that matters more: operating costs eat up about half of STR revenue once you factor in cleaning, platform fees, furnishings, utilities, and management (typically 20-30% of revenue). A long-term rental runs closer to 35% in costs. So that big gross number on a listing site isn&#8217;t what you actually keep.
And then there&#8217;s licensing.
 
This Trips Up Almost Everyone: Licensing
City of San Diego: Whole-home rentals need a Tier 3 STRO license, and the city caps those at about 1% of housing stock. As of mid-2026, fewer than 800 Tier 3 licenses were left, and Tier 4 (Mission Beach) is completely full. Licenses don&#8217;t transfer if you sell. Transient occupancy tax runs 11.75% to 13.75%, and a new state law (SB 346) now requires platforms to report listings straight to the city, so unlicensed hosting is a real risk, not a theoretical one.
North County cities each have their own rules on top of that:

City
The Short Version

Carlsbad
STRs only allowed in the Coastal Zone or La Costa Resort area. Banned everywhere else, no exceptions.

Oceanside
New non-hosted permits capped at 480 units, only west of Coast Highway. Nearly full.

Encinitas
Capped at 2.5% of citywide housing (4% west of I-5). Three-night minimum stay. Owner must live there half the year.

Del Mar
Just 129 total permits citywide, split by neighborhood. Primary residence only.

Don&#8217;t assume any city&#8217;s rules apply to your address. Confirm zoning before you buy with STR income in mind, or before you list a property you already own.

The Pros of Long-Term Rental

Predictable income. One tenant, one lease, no turnovers
Lower management fees (8-10% vs. 20-30% for STR)
Much less hands-on work
San Diego&#8217;s long-term rental median runs around $2,600/month, often higher in North County

 
The Cons of Long-Term Rental
California tenant protections are strong. AB 1482 caps most annual rent increases at 5% plus local CPI (10% max), and evictions can take a while if things go wrong. Screen tenants carefully and know the law before you sign a lease.

The Middle Path Nobody Talks About Enough
Mid-term rentals (30+ days) skip STRO licensing entirely, and this segment is growing fast, driven by traveling nurses, remote workers, and relocation clients. No permit chase, no tier caps, and often better income than a standard annual lease. For a lot of homeowners, this is quietly becoming the smartest option.
We worked with a Carlsbad homeowner who went all-in on short-term rental. Great reviews, strong summer bookings. But they were doing their own cleaning, answering guest texts at 11pm, and losing entire weekends to turnovers. When they ran the actual numbers after a year, it wasn&#8217;t dramatically more than a long-term tenant would have paid. They switched, found a great tenant in three weeks, and got their life back.

So, Which One Fits You?
Go short-term if: your property&#8217;s in a strong location, you can get the right license, you have real management support, and you want occasional personal use.
Go long-term if: you want steady income without the hassle, and you&#8217;d rather not think about it every week.
Consider mid-term if: you want to skip the licensing headache entirely while still earning above standard rent.
Before you decide anything: check your HOA rules, confirm your city&#8217;s specific zoning, and run your real numbers, not the ones from a headline.
