# How Realtors Help Buyers Save Money

A couple came to us after buying without representation. They&#8217;d found a home they loved in Carlsbad and made an offer through the listing agent. The inspection revealed a significant roof issue, aging plumbing, and an unpermitted garage conversion. Not sure what was normal to ask for, and not wanting to rock the boat, they closed without asking for a single concession.
Six months later: a $22,000 roof repair.
They came to us for their next purchase. We negotiated a $15,000 credit based on inspection findings, secured seller-paid closing costs, and cleared the permit history before they signed anything.
The difference wasn&#8217;t luck. It was having someone in their corner whose only job was to protect them.

Here&#8217;s a conversation we have more often than you&#8217;d think. Buyers find a home they love, write an offer, and it gets accepted. And somewhere between that moment and the closing table, they realize how much they didn&#8217;t know. Maybe they paid more than they needed to. Maybe they missed a chance to ask for closing cost help. Maybe the inspection revealed something serious and they weren&#8217;t sure how to use it.
This isn&#8217;t a failure of effort. It&#8217;s a gap in expertise. And it costs buyers real money.

Where the Savings Actually Come From
Catching overpriced listings. A listing price reflects what a seller hopes to get, not what the home is worth. An experienced buyer&#8217;s agent reads comparable sales every week and can tell you when a home is overpriced before you fall in love with it. In a market where San Diego County&#8217;s median single-family home price hit $994,682, this matters more than most buyers realize.
Negotiating the price. Most homes in San Diego County do not sell for full asking price. In fact, the majority of properties sell at or below list price, which means there is almost always room to negotiate. Buyers who come in prepared, with the right comparable sales and a skilled agent behind them, regularly land 3% to 7% below asking in a balanced market. On a $900,000 home, that&#8217;s $27,000 to $63,000 back in your pocket. Knowing how to structure that conversation, and when to push, is what separates a good outcome from a great one.
Negotiating closing costs. Closing costs are not fixed. On an $800,000 home, they can run $16,000 to $40,000 on top of your down payment. According to the Zillow Consumer Housing Trends Report 2025, sellers agreed to pay some of the buyer&#8217;s closing costs in 23% of sales, and all of them in 44% of sales. A good agent knows when and how to ask.
Using the inspection strategically. The average home inspection costs around $400. Buyers who use their findings to negotiate save an average of $14,000 off the final sale price, according to NAR data. But only if you know how to read the report and what&#8217;s worth pushing back on. That&#8217;s where your agent earns their keep.
Keeping you from buying the wrong home. The HOA with a pending special assessment. The renovation was done without permits. The neighborhood where values have been quietly slipping. We pull permit histories, review HOA financials, and ask the questions most buyers don&#8217;t know to ask. Catching one problem before you close can save you five figures.

What to Know Before You Buy
A few things we&#8217;d tell any buyer in North County San Diego right now:
Get fully pre-approved before you start touring. Ask your agent to pull comparable sales before every offer. Always include an inspection contingency. Attend the inspection in person. Ask about seller-paid closing costs on every offer. Read the HOA documents. Pull the permit history on any renovated home.
And work with someone who knows this market well enough to do all of that for you.
