If you’ve been thinking about making a move to San Diego County, summer is one of the best times to explore your options. The weather is gorgeous, the kids are out of school, and the real estate market is buzzing with activity. And in particular, North County has been drawing a lot of attention from families, remote workers, and buyers relocating from other states.

Just recently, I started working with a small family moving here from out of state. They were looking for a fresh start, warmer weather, and a neighborhood where their kids could play outside and ride bikes safely. As we toured different areas in North County, I saw that moment when it started to click for them. They realized San Diego wasn’t just a dream—it could actually be their home. And that’s something I see often, especially this time of year.

So if you’re thinking about taking the plunge this summer, here are some of North San Diego County’s hottest neighborhoods worth putting on your radar.

Carlsbad

Carlsbad is one of those cities that just shines in the summer. Families love the proximity to the beach, and the weekly events, like outdoor movies and concerts in the park make it easy to settle into a new routine. The school district is excellent, and there’s a nice blend of suburban calm with a little bit of everything else: shopping, tech companies, hiking trails, and oceanfront views. The average home price in 2025 is $1,241,498. Yes, prices can be higher here, but for many buyers, it’s worth the investment.

Vista

Vista has become one of North County’s most talked-about up-and-comers. The downtown area is thriving with local restaurants, breweries, and farmers markets, namely Brooking Vineyards, Alta Vista Botanical Gardens and The Moonlight Ampitheater. And during the summer months, you’ll find family festivals and live music just about every weekend. The homes here range from vintage charmers to newer developments with modern finishes. Buyers appreciate the space they can get here compared to the coast, while still being within a short drive to the beach.

San Marcos

San Marcos has always been a strong choice for families, and it’s gaining even more popularity with remote workers and first-time buyers. Summer is a great time to explore master-planned communities like San Elijo Hills, where kids are out playing until sunset and neighbors host BBQs and block parties. San Marcos also has great schools and a growing list of restaurants, shopping centers, and parks that make day-to-day living simple and convenient.

Oceanside

Oceanside is one of those cities that has completely reinvented itself. Once a quieter beach town, it now feels young, exciting, and full of possibility. The coastal downtown has new restaurants, rooftop bars, art walks, and plenty of summer energy. There’s also a lot of variety in housing here—condos near the water, bungalows with character, and new builds a little farther inland. Oceanside tends to attract military families, first-time buyers, and anyone looking for beach vibes without La Jolla prices.

Fallbrook

If you’re craving space and fresh air, Fallbrook might be your spot. Summer here feels slower in the best way. You’ll find avocado groves, winding country roads, and homes with big backyards. It’s perfect for anyone who wants a more rural lifestyle while still being close enough to commute or enjoy a weekend at the coast. We’re seeing more families move out this way for peace and privacy—plus, the value per square foot is hard to beat.

Encinitas

Encinitas always stands out. It’s creative, coastal, and full of character. In the summer, you’ll see surfboards on car roofs, sunset beach picnics, and local markets selling everything from kombucha to handmade jewelry. Buyers love the mix of walkable neighborhoods, excellent schools, and the artsy, relaxed energy. While prices are higher here, many feel it’s worth it for the lifestyle. Homes in Leucadia, Olivenhain, and downtown Encinitas continue to move quickly, especially in the summer months.

Finding the Right Fit

That family I mentioned earlier? They came here thinking they’d end up near the beach, but after touring San Marcos and Vista, they realized they could get a bit more space without sacrificing community or convenience. They’re now under contract on a home with a beautiful backyard, great schools nearby, and neighbors who already waved hello before they even moved in.

That’s the beauty of North San Diego County. There’s truly something for everyone. Whether you’re prioritizing schools, walkability, space, or just want to be close to the beach, summer is a great time to explore your options and see what feels right.
