"Broadpoint Properties currently manages properties for me and has helped me buy and sell at least 5 homes over the years. They are very honest and professional. While real estate sales seem to be very stressful, they seem to do and say all the right things so that the transaction seems to go along very smoothly. I would definitely recommend their services."

Valley Center Property Management FAQs
What is property management?
Property management is the daily oversight of residential, commercial, or industrial real estate by a third-party contractor. Generally, property managers take responsibility for day-to-day repairs, ongoing maintenance, security, accounting, and upkeep of properties. Property managers (those employed by the property management company) usually work for the owners of investment properties such as apartment and condominium complexes, private homes and multi-family dwellings, commercial buildings such as retail malls, and industrial parks.
What types of services does your property management company in Valley Center offer?
The main role of our property management team in Valley Center is to manage routine tasks delegated to them by the owners and to preserve the value of the properties they manage while generating income.
A property manager’s typically daily tasks include, but are not limited to, rent collection, bill payment, lease generation and administration, tenant screening and placement, eviction protection, property inspections, property valuation, property showings, move-in and move-out evaluations, landlord-tenant relations, risk management, monthly and annual accounting, maintenance coordination, accounting and invoice processing, legal and regulatory issues management, and serving legal notices among other things.
How much should I expect to pay for property management services in Valley Center?
Most property managers charge a percentage of the rent collected each month, although it varies greatly depending on the company as cost is not set by law or local or state regulations.
What should you ask a property management company before hiring them?
It’s always important to do your research before hiring a property manager. This can mean asking lots of questions and reading the company’s online reviews, as well as looking at their website.
Here are a few questions to consider asking before signing up with a property management company.
- How much do you charge?
- Are there any additional fees such as tenant placement fees, sign up fees, etc.?
- Do you require a reserve? If so, how much? (The property reserve is the amount held by the property management company in the Trust fund in order to pay for an emergency repair, if required.)
- How often will you contact me? Will you call me about all repairs and maintenance issues?
- How do you screen tenants?
- Where do you advertise your rentals?
- What is the process for signing up?
- What sort of things do I need to do to my income property in order to prepare it to rent?
- Where is your office located?
Does a property manager in Valley Center need a real estate license?
Anyone advertising their services as a property manager in the State of California must hold a California real estate salesperson’s license and be working under the supervision of a licensed real estate broker. Our Broadpoint Properties team in Valley Center includes 1 broker, 3 broker associates, and 5 agents, in addition to our administrative staff.
I just purchased a rental property in Valley Center. What should I do now?
Purchasing and owning a rental property can be extremely lucrative and incredibly rewarding – but if you are not familiar with state laws and regulations, especially in regards to collecting rent, serving notices, making repairs, and entering the property, it can also become extremely stressful.
Many owners choose to instead find and hire an experienced property management company. Using a professional property management company can reduce headaches and free up an owners time. Plus, an owner who uses a professional property management company such as Broadpoint Properties can rest assured knowing that their home is being managed efficiently by an experienced team.
Can a property management company evict tenants?
Usually, property management companies do not evict tenants unless they have an attorney on staff; although every property management company has its own set of policies and procedures
At Broadpoint Properties, we prepare the paperwork and service all the legal notices if an eviction is required. Then, we’ll work with both the owner and one of our preferred attorneys in order to assure that any necessary eviction is handled as quickly and efficiently as possible.
Do property management companies pay for repairs needed on the property?
No, typically property management companies do not pay for repairs from their own funds. Instead, they use the collected rent or the property reserve funds in order to pay any repair or maintenance bills on behalf of the owner.
How do I find a good property manager in Valley Center, CA?
To start off on the right foot with your income property, it’s essential to find a property manager in Valley Center who is professional, experienced, and has good communication skills. If you know some in your area who rents a property, ask them if they use a property manager and whether they would recommend that individual. Also, take some time to read the online reviews of the property management company or look at their website for more information.
We hope that your selection includes Broadpoint Properties in Valley Center, CA! Our skilled team looks forward to hearing from you and answering any questions you may have.
